Quick answer: Fort Wayne vs. Indianapolis comes down to price, pace, and paycheck this year. The Fort Wayne metro median sale price was $268,954, versus $312,338 in the Indianapolis metro (January to June 2026). Mortgage rates jumped to 7.28 percent on October 1. Both metros had 3.3 percent unemployment in August.

How Much Did Rising Mortgage Rates Change Buying Costs?

A lot, and fast. Freddie Mac data show the 30-year rate hit 7.28 percent on October 1, 2026. It was 6.71 percent on September 3. Rates crossed 7 percent in late September for the first time since January 2025.

Here's what that means in dollars. Say you put 20 percent down on each metro's median-priced home. At 7.28 percent, principal and interest runs about $1,472 a month in Fort Wayne. It runs about $1,710 in Indianapolis. That's roughly $237 a month apart.

The rate jump alone added about $82 a month in Fort Wayne and $96 in Indianapolis. Those are my estimates, and they leave out taxes and insurance. Rates change weekly, so get a current quote.

Fort Wayne vs. Indianapolis: Which Is Cheaper to Buy in Right Now?

Fort Wayne is cheaper by sale price. Indianapolis is cheaper by Zillow's city-limits estimate. Both are true, because the numbers cover different areas.

Redfin's metro data shows a median sale price of $268,954 in Fort Wayne for January to June 2026. Indianapolis came in at $312,338, about 16 percent higher. Fort Wayne's price rose 6.0 percent in a year. Indianapolis rose 1.5 percent.

Zillow tracks the cities themselves. Its typical home value is $250,668 in Fort Wayne, up 2.6 percent. Indianapolis is $233,826, down 0.5 percent. Don't trust one headline price. Compare real listings in the neighborhoods you like.

Which Market Is Moving Faster?

Fort Wayne, by a little. Redfin's metro data shows a median of 29.8 days on market in Fort Wayne and 33.5 in Indianapolis. The national median was 49.5 days.

Zillow's city numbers agree. Homes go pending in about 8 days in Fort Wayne and 14 in Indianapolis. Both markets slowed from last year. Fort Wayne added 5.2 days, and Indianapolis added 7.8. You have more time than last spring, but not much.

What's New With Jobs in Fort Wayne and Indianapolis?

Both metros now have Indiana's lowest unemployment. August 2026 rates were 3.3 percent in each, versus 4.3 percent nationally.

There's a twist. The Indianapolis-area labor force shrank about 1.3 percent in a year, or roughly 15,500 people. Fort Wayne's labor force was nearly flat in April, down about 0.3 percent.

Big projects still favor Indianapolis. In May, Lilly added $4.5 billion at its Lebanon sites. That lifts its Indiana commitments to more than $21 billion since 2020. Indianapolis still has the bigger job market, but the past year has been quieter.

Where Is New Growth and Development Happening?

Fort Wayne is growing fast inside city limits. Its population grew 4.3 percent from 2020 to 2025, to 275,203. Census data ranks it the fastest-growing large city in the Midwest.

New housing is part of the story. The Elex, a $100 million mixed-income apartment community at Electric Works, opened in April 2026. Downtown Fort Wayne has drawn more than $1 billion in investment since 2009.

Indianapolis city limits grew about 1.5 percent. Its suburbs carry the growth. Carmel and Fishers each grew about 6 percent. Westfield grew about 43 percent.

How Does Indiana's New Property Tax Law Affect Buyers?

It helps a little in both cities. Starting in 2026, homesteads get a 10 percent property tax credit, capped at $300. It's state law, so it applies in Allen and Marion counties alike.

It isn't a cure-all. Allen County's assessed values rose 4.3 percent this year, so some bills still went up. After you close, ask your agent and the county auditor about homestead deductions.
