The Fort Wayne, Indiana Neighborhoods Buyers Should Explore This Fall

Written by David Brough

Aerial view of a tree-lined residential street in a Fort Wayne neighborhood, with two-story and ranch-style homes in late fall

Quick answer: Fort Wayne neighborhoods differ most by home age, price, and pace. Kirkwood Park and Lafayette Place give you planned, National Register-listed streets from two different eras. Aboite's where the newer construction is, with a $304,900 median list price in ZIP 46804. Waynedale moves fastest, at 8 days to pending.

How to read the numbers: A ZIP code often covers several neighborhoods, so these figures are proxies, not true neighborhood stats. Median list price is the midpoint of asking prices. Median days to pending is the midpoint time from listing to an accepted offer. Both come from the Indiana REALTORS® Housing Hub, mid-September 2026.

How Do These Fort Wayne Areas Compare?

Here's how seven areas stack up on home style, price, and pace.

Area Typical homes ZIP proxy Median list price Median days to pending
North Anthony Craftsman, Foursquare, Colonial Revival, Tudor 46805 $211,487 11 days
Kirkwood Park Colonial Revival, Cape Cod, Ranch None Varies by street Varies by street
Lafayette Place Colonial Revival, Tudor Revival, Craftsman None Varies by street Varies by street
Aboite (core) Newer construction 46804 $304,900 10 days
Far southwest Aboite Newer construction 46814 $506,600 35 days
Waynedale, Indian Village, Quimby Village Established neighborhoods, including mid-century homes 46809 $236,567 8 days
Downtown / The Landing Condos and mixed housing None Varies by building Varies by building
Forest Park Boulevard Colonial Revival, Tudor Revival, Arts and Crafts None Varies by street Varies by street

Small pockets like Kirkwood Park get lost in a ZIP-wide median, and downtown's ZIP blends condos, historic homes, and investment properties. For those areas, we run live IRMLS searches by street or building instead.

What's North Anthony Like for Homebuyers?

North Anthony is a tree-lined boulevard district in northeast Fort Wayne, planned by landscape architect George Kessler as part of a 1911 park-and-boulevard system. The boulevard's 100 feet wide and still lined with London plane trees. Most of the 296 contributing buildings went up fast, with about 86% of the houses done by 1930. You'll see Craftsman bungalows, Foursquares, Colonial Revivals, Tudors, and a few post-war ranches.

In ZIP 46805, the median list price is $211,487, and homes reach pending in a median of 11 days. Firefly Coffee House has been a neighborhood fixture for more than 20 years, and the North Anthony shops are close. You're north and northeast of downtown, with easy access to Purdue Fort Wayne, State Boulevard, and Coliseum Boulevard. The National Register listed the district in 2014.

What's Kirkwood Park Like for Homebuyers?

Kirkwood Park is a mid-century neighborhood about two miles northeast of downtown, built around a small semicircular park. Crescent Avenue runs along the west edge, Glenhurst Avenue the east, Coliseum Boulevard the north, and Springfield Avenue the south. The original plat dates to 1938, with five additions between 1940 and 1950.

About 150 mid-sized homes fill the neighborhood, mostly Colonial Revival and Ranch with some Cape Cods. Kirkwood Circle and Kirkwood Drive front the park. The National Register listed the district on May 19, 2025. Since it's such a small pocket, a ZIP-wide median wouldn't tell you much, so ask us for recent sales on the street you like.

What's Lafayette Place Like for Homebuyers?

Lafayette Place is a planned neighborhood in south central Fort Wayne. Landscape architect Arthur Shurcliff designed the plat around a wide central boulevard, on generally level ground near the summit of the Fort Wayne moraine. Colonial Revival leads the style mix at almost 30% of houses, with Tudor Revival and Craftsman homes mixed in. Cape Cods and ranches each make up about 4%.

The district's roughly bounded by South Calhoun Street, Lafayette Street, and McKinnie and Pettit avenues. Here's the trade-off to check: busy, four-lane Lafayette Street (US 27) borders it, so stand on the sidewalk at rush hour before you fall for a house. The National Register listed the district on January 9, 2013.

What's Aboite Like for Homebuyers?

Aboite is Fort Wayne's newer-construction side, out on the southwest edge. The city's Southwest Extended annexation took effect in 2006 and added 12.86 square miles and 22,587 residents, and builders still list new communities there. Granite Ridge's The Haven, off Hadley Road, is one example.

Prices spread widely. ZIP 46804 shows a $304,900 median list price and 10 days to pending, while farther southwest ZIP 46814 shows $506,600 and 35 days. Expect to drive. Jefferson Boulevard connects downtown to I-69, and Jefferson Pointe, an outdoor shopping center with national retailers and restaurants, anchors most errands. Wooden Nickel Records is along West Jefferson Boulevard. Check HOA rules and school boundaries address by address.

What Are Waynedale, Indian Village, and Quimby Village Like?

Waynedale is a distinct south-side community, founded in 1921 and annexed into Fort Wayne in 1957. The city's Waynedale 2040 Plan covers 24 named neighborhoods in the area, Indian Village among them. Homes.com describes Indian Village as cottages, Cape Cods, and ranch-style homes, and Visit Fort Wayne lists a walking tour of its mid-century modern houses.

ZIP 46809 shows a $236,567 median list price and 8 days to pending, the fastest pace of the four ZIPs we quote. Waynedale Park has a shaded playground, a splash park, and pickleball courts. Over on Bluffton Road, the Clyde Theatre anchors Quimby Village. It reopened on May 8, 2018, after a $9 million renovation, and Crescendo Coffee & More and the Club Room are right there too. One heads-up: the city lists a Bluffton Road Bridge reconstruction over the St. Marys River, so ask about road projects near any address.

What's It Like to Live Downtown Near The Landing?

Downtown Fort Wayne puts restaurants, riverfront parks, and events within walking distance. The housing mix is wide, with condos, historic homes, and investment properties sharing ZIP 46802, so price depends on the building. The Landing, on Columbia Street, has restaurants like Nawa and Mercado. Visit Fort Wayne calls Promenade Park the jewel of the riverfront, and Parkview Field's close. Review condo HOA rules and fees building by building, and ask us for a live search instead of leaning on a ZIP number.

What's Forest Park Boulevard Like for Homebuyers?

Forest Park Boulevard is a grand residential boulevard on Fort Wayne's northeast side. It's 130 feet wide, and stone gateposts set it apart from Lake Avenue and State Boulevard. Visit Fort Wayne says local builder Louis Curdes envisioned it, and most homes were finished by 1916.

The National Park Service lists Colonial Revival and Tudor Revival styles. A Journal Gazette home-tour story also names ranch, bungalow, Prairie, and Foursquare homes. The district sits just west of North Anthony Boulevard, and the National Register listed it in 2007. Pricing's a street-by-street question here, so ask for a live search.

How Do I Choose Between Fort Wayne Neighborhoods?

Start with three filters: home age, monthly budget, and daily drive. Then tour two or three areas on a weekend.

•  Want century-old homes on a tree-lined boulevard? Start with North Anthony.

•  Want mid-century homes around a small park? Look at Kirkwood Park.

•  Want a Shurcliff-planned layout near a main route? Look at Lafayette Place.

•  Want newer construction and highway access? Look in Aboite.

•  Want live music and a distinct south-side feel? Look in Waynedale and Quimby Village.

•  Want dining and events on foot? Look downtown.

•  Want a 130-foot boulevard with stone gateposts? Look at Forest Park Boulevard.

Dave Brough's team helps buyers match their lifestyle to the right part of the city. They'll send a custom list of homes in any area above, and they can plan a tour route through your top three.

Frequently Asked Questions

Which Fort Wayne neighborhoods have mid-century homes?

Kirkwood Park has about 150 Colonial Revival, Cape Cod, and Ranch homes, platted from 1938. Indian Village has mid-century modern homes too, and Visit Fort Wayne lists a walking tour.

Where is the newer construction in Fort Wayne?

Mostly in Aboite, on the southwest side. The city's Southwest Extended annexation took effect in 2006, and builders still list new communities there.

How do Kirkwood Park and Aboite compare?

Kirkwood Park has about 150 mid-sized homes around a small park, two miles northeast of downtown. Aboite offers newer homes and I-69 access, with a $304,900 median list price in ZIP 46804. Kirkwood Park pricing needs a live search.

Does National Register listing restrict what I can do to my home?

Not by itself. A City of Fort Wayne notice filed with a National Register nomination says listing doesn't prevent a private owner from altering the property. Local historic district rules are separate, so ask whether an address sits in one.

Where can I find a grand boulevard with older homes?

North Anthony Boulevard is 100 feet wide, and Forest Park Boulevard is 130 feet wide. Both are National Register districts on the northeast side.

How do I check schools or safety for a specific address?

Use the Fort Wayne Community Schools address lookup, then confirm with the district that serves the address, since some Fort Wayne addresses fall in other districts. Treat neighborhood crime scores with care. AreaVibes notes the FBI doesn't report crime at the neighborhood level, so those figures are estimates.

The Bottom Line

Fort Wayne doesn't have one best neighborhood. It's got several, each with its own homes, prices, and pace. Pick two or three that fit your budget and your drive, then go walk them. Dave Brough's team can run the live numbers and send you a custom list.
