I'm excited to share some great news for anyone considering selling their home. Whether you're upsizing, downsizing, or moving out of the area, pay attention because this information is for you.

Right now, the average days on market for active listings, which would be your competition, is 65 days. However, sellers are getting top dollar for their homes, with sale prices averaging 99% of the list price. For homes priced between $200,000 and $500,000, which represents the majority of the market in Allen County, the market is particularly hot. There's a pending ratio of 65%, indicating strong demand from buyers. If your home is in the $150,000 to $200,000 range, it's even hotter, with an 85% pending ratio. This means that almost as soon as a house goes on the market, buyers are scooping it up.


Buyers are actively looking right now, and inventory is moving quickly. Our six-month average shows that we are closing 415 homes per month in Allen County. The average days on market for homes that have sold is just 36 days. So, what does this mean for you if you're thinking about selling your home? Conditions are highly favorable for home sellers right now. Interest rates have stabilized at around 7%, and buyers have adjusted to this new norm.
